Wolfstep purchased the 8,600 sqm site with an existing factory building of 2,300 sqm and small adjoining office building, formerly occupied by Raypak Boilers.

Wolfstep realised the great value in the existing improvements and while the office building was demolished to create a wide driveway for truck access, the slab and structure of the factory were retained and new facades and office components were constructed. The refurbished building was then subdivided into 5 individual units, each with Geddes St frontage.

On the balance of the site, 7 new office/warehouse units with associated car parking and driveways were constructed.

For convenience, offices were built at ground floor and had a structural mezzanine to cater for future office expansion at first floor, all within a flexible Town Planning Permit negotiated by Wolfstep.

Innovative architectural finishes include Hardies CMX sheeting with expressed joints painted rust orange, bright coloured canopies and custom-orb galvanised cladding against a backdrop of grey and blue textured masonry.

Key attributes of the project were excellent commercial location, close proximity to Monash Freeway, modern flexible design and plentiful car parking in an attractive landscaped setting.
