This imposing 5 storey building is situated on the north-western corner of Wells Street and White Street in the heart of Frankston's central business district, abutting the Bayside Shopping Centre and opposite the Bayside Entertainment Complex.
Constructed in the 1970's, improvements comprise a solidly built 5 level retail and office building, with a total building area of over 3,000 square meters.
The building was purchased at auction on a 6% yield based on new 10 year leases to the Commonwealth Bank on ground and first floors while the remaining 3 floors were in original condition and vacant.
A major refurbishment of the building was undertaken including new glazed shop-fronts to the ground floor, re-cladding of entry canopy, facing brick piers with black granite, new automatic doors to the office entry and feature granite/marble finishes in the office foyer. All existing internal offices were stripped out and new finishes including commercial quality carpets, ceilings, energy efficient lighting, toilets and kitchens were installed. Lifts were totally refurbished, and enhanced DDC airconditioning control system providing significant energy cost reductions was installed.
