Refurbishment of 6000 sqm corporate offices

Formerly occupied by Telstra, this large and imposing 6000 sqm building located prominently on the corner of Elgar Rd and Prospect St, was purchased by an entity associated with Wolfstep with vacant possesion.

With larger companies seeking space efficient premises and looking for floor plates of up to 2000 sqm, Wolfstep identified the dearth of market supply for this segment of the market and purchased the subject property with a vision for its total refurbishment and modernisation.

The internals of the building were stripped out and new foyers, ceilings, lighting, carpets, amenities etc installed.

The main foyer features polished black and white contrasting tiles, white colour-back glass, special feature lighting and an aluminium canopy extending into the double volume foyer.

The classic curtain glass façade was left intact, but a new aluminium canopy was installed to highlight the building entrance and a concrete plinth was erected around the new landscaping to create a harder edge for the building.

Staff amenity is well catered for by the roof top tennis court and shaded break out area, ground floor café, superb retail facilities in the newly refurbished Whitehorse Shopping Plaza and excellent public transport with the train line in Box Hill Central and the tram line extension along Whitehorse Rd.

The ground and first floors were leased to international public company LogicaCMG and the second floor to Stellar Call Centres, a 50% subsidiary of Telstra, following which the building was sold for $14.56 M to an institutional investor for a record yield for the Box Hill precinct.
