Wolfstep pioneered the Port Melbourne area with the purchase of a massive twenty acre site from GMH. Most of the site was built up with sawtooth roof industrial buildings dating back to the 1930s establishment of Holdens manufacturing plant at Fishermans Bend.
In addition to the asbestos clad factories were two fine art deco office buildings fronting Salmon Street and Wolfstep earmarked these buildings for preservation and refurbishment.
Over the next three years Wolfstep created arguably Melbournes finest business park address close to the CBD Portside Business Park.
With the $1M demolition of the older buildings, the site was cleared and environmentally cleaned. A site master plan was developed for the construction of some twenty three new office and office/hitech buildings in two stages.
Firstly, massive infrastructure works were detailed to provide all new services, roads and mature landscaping to all of Portside. Special attention was given to a comprehensive landscape scheme and a significantly higher budget than usual was allocated to ensure Portsides landscaped environment would be immediately apparent and effective. Over twenty mature palm trees were purchased from Queensland and planted along Central Boulevard.
Building on the theme of the art deco office buildings fronting Salmon Street, all the new projects were given design elements related to the existing buildings. A number of different designs and colour schemes were developed to individualise each building yet maintain design continuity throughout the project.
Buildings were sized from 1,000 sq.m approximately to 3,000 sq.m with a high office content. These high quality buildings in an efficient business environment were eagerly taken up by the market.
Features for businesses included a ring road system enabling all truck access to rear road frontages, ample parking on each site and public parking along Central Boulevard and Westside Boulevard, a café/bistro centrally located on the site, high clearance and clear span storage, flexible modular office components able to be expanded to suit occupants demand.
Portside Business Park maintains its quality and is sought after whenever any space becomes available. Portside set the benchmark for much of the subsequent office and high tech development in later years.
