This site is situated on the major corner of Hawthorn and Glen Eira roads opposite the City of Glen Eira Town Hall.

The property had been owned for 40 years by family interests in Hong Kong who had recently received planning approval for a four level office project. The Vendor was unable to pre-lease the property as planned and then marketed the site for sale with its plans. However it was Wolfstep’s view that the permit and plans were an over-development of the site and costings of the project with its double basement proved our assessment that the high cost to construct would not provide an equitable return.

With a very different and smaller development scheme in mind, Wolfstep purchased the site at auction for a realistic price. Bigger is not necessarily better!

Wolfstep’s design takes advantage of the corner position and is in two storey form with undercroft and open air car parking. The design is complementary to the Council offices opposite and specially recessed full height windows, and balconies develop the three dimensioned façade design.

Entering into the foyer, one is hit with the bright light from the massive roof glazed dome over the feature entry stair shedding light onto the polished bluestone and off white tiles.

Eight individual office suites, each with its own window frontage, airconditioning system and bathrooms, range in size from 90 – 250 sq.m. All the suites were purchased by owner occupiers prior to completion of the project.
